Iconic Caley’s general stores in Sulby including shop and 2 Bed accommodation over two floors, great potential indeed
With a staggering 1300 properties being offered for sale locally between £175,000 and £300,000 alone, there is an abundance of potential local movers out there and normally the only thing preventing their move is selling.
With a cooler buyer’s market and this amount of local stock, a property swap really does become a realistic option. Manxmove has already negotiated six swap transactions in the last fifteen months, which has resulted in twelve local vendors that were finding it difficult to sell being able to move on.
Whilst we are realistic and realise that a swap will never take over from the conventional sales transaction, it will definitely make the difference for a percentage of our clients between moving or not.
In this buyer’s market it is no longer a case of putting a for sale board in the garden, posting property details on the website and waiting for the phone to ring. Today’s agent needs to have fresh, different ideas, be forward thinking, proactive and needs to think outside the box in order to manufacture sales, sometimes out of nothing.
With over 25 years experience in the local property market, Ian and I have been through good times as well as bad and, whilst we have enjoyed the chaotic sellers markets where, if you could answer a telephone you could sell houses, we much prefer the sense of achievement in today’s market, where you have to actively market properties from all angles and locate purchasers, instead of waiting for them to find you.
There is a huge difference between order taking and selling.
Bring it on.
